Ramparts is located in a stunning position situated on one of the ridges in the exclusive St Georges Hill estate it benefits from far reaching, southerly views of Epsom, Cobham and as far as Ranmore Common in the Surrey Hills.

The site was purchased by a former client of Charybdis’ Managing Director as a speculative build with another local developer. Unfortunately that developer went into administration some two years into the project, leaving the house with no roof on and many contractors and suppliers disillusioned and, in many cases, not keen to continue involvement with the project.

Charybdis stepped up, taking complete control of the project in July 2015. We had to stop all works onsite whilst we went through all the sub-contractors accounts and reconciled against monies paid to date by the client. We also used this time to carry out key works required to get project sequencing onsite back onto an even keel.

Negotiations with critical trades and suppliers saw the site start again in earnest during the Autumn of 2015. Works completed on the project in February 2017.

Although the completed house and gardens were of an exceptional standard, the work involved in ensuring all the specialist warranties and insurances were maintained and reassigned as required was the biggest pressure point for this project. Early structural warranties, including the basement waterproofing, involved negotiating with contractors that, not only had originally worked on the project for a different main contractor, but also had a negative attitude to the project that we had to manage to get the required documentation in place so that the property could be sold on the open market.

The completed project sold well, in a difficult market, and achieved a record for sales in the exclusive St Georges Hill Estate.
