The Grosvenor House development was purchased via a private SPV so we could build a speculative new build property. The clear aim was to design and deliver a house that would be classed as “best in road” and therefore achieve maximum return on investment.
Both the external design and the internal look and feel of the property were going to be key. We wanted a classical facade, using the best quality bricks and stone work to give an imposing first impression of the house, whilst at the same time keeping to a development budget. We employed an external architect with experience in classical buildings and drew up multiple options for the facade solution. Internally we employed an interior Architect and briefed them that we wanted a classic feel to the house, with a warm and welcoming colour palette.
The basement design is a particular feature of this property. The large rear sunken terrace, makes the space feel light and airy. This provides an incredible sport and leisure zone that is not at all impeded by the fact it is underground. The five car garage, accessed via a sweeping ramp is positioned under the front driveway and provides direct access into the basement area.






















Technically the build was challenging, the basement went down 5 meters below the water table, we employed two water-proofing technologies. The first, a full water proofing solution, the second a drain system designed to manage water penetration. The sheer size of the property, combined with a relatively contemporary and open basement space, resulted in the concrete frame for the area being complex, with large loads bearing through the transfer slab into structural columns strategically placed so they pass through the habitable area.
Grosvenor House came to the market during another difficult time for house sales. Launching just before the Covid lockdown it was months before anyone could view the property in the flesh. Despite this a sale was secured on the property at full asking price, securing our reputation for delivering to the highest standards on St Georges Hill.
