Greystones was the first property that Charybdis built. Situated on one of the premier plots within the Crown Estate, the client had lived in the previous house a number of years. Though he loved the position, the house was of a poor design, the plot sloped from front to back and the ground floor of the property had a contrived layout with steep steps in the hallway and accessing many of the principle rooms.
The client engaged with Charybdis to design and build a replacement dwelling for the property. Key to his brief was to maximise the positive features of the site, whilst also building a modern, well thought out house that would become a key investment for the future. Time was also a driving factor, building a super prime house can be a lengthy process, the client was keen to commence works as soon as possible after gaining planning. He did not want to spend years in the design and tendering process ahead of starting the works.





















Based on the clients brief Charybdis assembled the most suitable professional team for the project The proposed design included removing the sloped rear garden and incorporating a “lower ground floor” that would open directly out onto a level, south facing, rear garden. The existing house had no connection to mains drainage, Charybdis’ MD was able to overcome this by using local knowledge, from managing and building properties on the Crown Estate for over a decade, negotiating with a number of neighbouring properties to establish a new connection into an existing drainage system. Having successfully completed the entire design and build process, in a little under two years, Charydbis continued to have involvement with the client following completion. We took care of key maintenance servicing as well as picking up other issues such as tree removal and boundary replacement following a heavy storm.
The clients realised their full brief when they sold the property after 6-years of living there and achieved a record pound per square foot on the Crown Estate. Thus enabling them to down size to a smaller home for their retirement.
